The Advantages of Using a Realtor

Home Insurance

In today’s busy realty market, there is no shortage of homes being bought and sold. Although many people choose to handle the listing, sale and closing of their home on their own, there are many reasons why using a realtor has its advantages. When buying, a realtor can assist you in locating available homes in desired areas, obtaining property inspections, price negotiations (which may or may not include requesting repairs as noted in the property inspection), and also with the paperwork and closing. When selling, a realtor has pricing experience to be able to assist you in determining what price to list your home. In addition, as with buying, they can also assist you with all of the necessary paperwork, negotiations, recording keeping and closing.

Zeena Taghvai, a long time Real Estate Agent with RE/MAX Realty Group, knows about buying and selling houses. She knows about how to find the best deal for her clients, and how to put them at ease during what is often a stressful time. Her knowledge, however, is not limited to negotiation and the real estate market. Zeena is a great resource of information about a variety of topics that can significantly change your insurance rates. She can give you advice on the quality of a property, on how well it has been maintained, as well as review other information that is made available through a property inspection.

For example, depending on the age of the roof on a home, insurance coverage could be restricted to Actual Cash Value (ACV) instead of Replacement Cost. A thorough property inspection can also provide details on the type of wiring and ampage that are used in the home, many of which may be not be written by some Insurance Companies. Some older homes, for example, have only 60AMP wiring which is insufficient for many of today’s modern appliances and electronics. The average new build on the other hand usually comes with a standard ampage of 200 AMP. This is a significant difference that not only affects your daily life, but can also have a negative impact on your insurance rates or ability to place insurance on your property. It is important to find out as much as you can from your realtor about a property you are considering, not only so you get the best deal on your real estate transaction, but also to avoid potential time-consuming and costly repairs or unexpected insurance rates due to age, wiring and quality.
